About Vacation Home And The Best Locations

Category : Real Estate

Picking out the best location for buying a vacation home can be difficult. There are so many places that people enjoy going and hundreds of attractions across the country. There are, however, a few things you will want to consider before purchasing a home you will spend your future vacations in.

One of the big things is what type of family you have, and if that family includes children. One reason for this is, if you do have kids it is rare that they will get a time to go on vacation due to school, unless they are home schooled. Often families with children can only get away in the summer or in the winter. This is important because if you plan most of the vacations in the summer, you will want to pay attention to the other tourist traffic in the area. Some places like Florida might be super busy during the summer months and do you really want to fight through traffic everyday of your vacation?

It seems that heading north, especially in the summer, is a good way to go. There are plenty of great places in the northern part of the country and, since it’s the summer, the weather will still be decent. Depending on if your family is a country type or a city type will help choose the part of the north you will want to settle in. But if you look into cities like Boston, Denver or even Chicago you will be able to settle just outside of the city and be in the middle of the country, but still only minutes from downtown. Other place to check out would be the upper peninsula of Michigan and Minnesota.

Another reason buying a vacation home outside of a large, busy city would be often times the smaller towns have more friendly people and you will encounter smaller, more personal companies. So think about these things when trying to choose a location for your next vacation home and remember someplace like Boston might just be better than somewhere like Miami.

Building Your Real Estate Investing Team

Category : Real Estate

Realtor

A Realtor is one of the first team members you will want on board. To evaluate any deal, you have to know what a property is worth. Realtors are a great source to help determine a property’s value. When we first got started, we found a Realtor that agreed to pull comps for us if we would list our properties with him once we eventually sold them. A win win relationship.

Realtors are a dime a dozen so be picky. If you can find a Realtor that invests, that’s best. Anywhere in the business that we can delegate, we usually do. When we go to sell a property, we want a professional to handle it for us so we hire a Realtor.

Mortgage Broker

Often times, when you find a good Realtor, you will also find a good mortgage broker. Every Realtor typically has a primary mortgage broker that they use and vice versa.

If you can find a mortgage broker that does what he or she says, you’ve struck gold! I have found that way too often, when I have approached a new mortgage broker, they tell me that they can do a loan before I even open my mouth. That’s not who you want on board.

We have two primary mortgage brokers on our team. One helps more with refinances and the other to get our lease option tenants qualified to buy from us.

As a side note, on the sell side of the business, we always suggest our mortgage broker to any buyers. They can choose whoever they want, but it’s nice when you know the person doing their loan. Then, you actually know where things are at during the loan process.

Attorney or Title Company

Depending on what state you are in, you will either close on properties through an attorney or title company. In South Carolina, where I’m from, attorneys are used to close real estate transactions.

As a creative real estate investor, you may have to search a little bit to find the right one. You want to find someone that is willing to learn. Most attorneys and title companys are used to doing things the traditional way. There’s nothing wrong with that, but you need someone that is willing to look at nontraditional ways of buying and selling real estate.

Asking for a good referral at your local REIA (real estate investor’s association) is a good place to start looking.

Cash Buyer

This is a valuable asset to the team. Once you find a serious cash investor or investors, you have the ability to turn a contract into cash quickly. This can provide useful in many instances.

Whether your cash buyer uses their own cash or someone elses, doesn’t matter. You just want someone who is a serious investor and has the resources and experience to close a deal fast with cash. This will be the person you will wholesale or assign properties.

Look for cash buyers once again at your local REIA, classified ads in the real estate wanted section of your newspaper, or just call any investor that markets to buy properties in your area and find out what constitutes a good deal for them.

Contractor

This can be one of the more frustrating team members to acquire. We have gone through many a contractor over the years. Many of the ones that we have worked with failed in one of the three important areas: price, quality, and reliability. If the contractor did great work at a great price, we could never rely on them. If they were reliable and did quality work, their price was through the roof. And if they were reliable and priced well, their work sucked. You get the point.

Eventually, you are bound to find a good one though so keep at it until you do. We have a couple on our team now that I have 100% faith and trust. That’s exactly what you want.

Osaka – Japan : Business and Living

2

Category : Places

Long before Edo (Tokyo) became the capital of Japan, Osaka (then known as Naniwa) was the first true capital city. In the 16th century, feudal lord Toyotomi Hideyoshi chose Osaka Japan as the location for his capital. In 1583, under the watchful eye of Toyotomi Hideyoshi, construction of the Osaka Castle began. The Osaka Castle was to become the center of a unified Japan under Toyotomi’s rule, however, a few years after his death the castle was razed, and though subsequently rebuilt, was struck by lightning in 1665 and burnt down. The present day Osaka Castle was built in 1931 and, thankfully, escaped damage during WWII. Today the Osaka Castle is a museum dedicated to Toyotomi Hideyoshi’s life.

Before you embark on a sightseeing tour, make sure to you get your accommodations in order. Like all major Japanese cities, Osaka is flush with top-flight hotels. The Hotel Hankyu International is the most luxurious hotel in Osaka Japan. Vaulted ceilings, enveloping sofas, and marble bathrooms combine to create a veritable Eden of a hotel in Osaka Japan.

After checking into a hotel in Osaka , you should begin your tour of Osaka at the National Bunraku Theater. Bunraku is traditional Japanese puppet theater, which differs from western puppet theater in that the puppeteers are visible on stage and manipulate puppets that are two to four feet tall. During Bunraku’s early years it remained mainly an art form enjoyed by the common public, especially in rural village theaters. Today, Osaka’s National Bunraku Theater is one of the few places to view the art form, and a perfect nighttime activity as you tour Osaka. English programs and earphones are available. Performances are held six times a year for two weeks each.

Next up as you tour Osaka is the Sumiyoshi Taisha Shrine. One of Japan’s oldest shrines, and the most famous Shinto shrine in Japan, the Taisha Shrine is an interesting stop for ancient history buffs. The Sumiyoshi Taisha enshrines kami, or Shinto gods believed to protect fisherman, travelers and other seafarers.

Last but not least, if you plan to tour Osaka you will want to visit the fabulous Umeda Sky Building. Also known as the New Umeda City, the Umeda is a 173-meter-tall building rising over the Osaka’s Kita district. The building’s two main towers are connected to each other by the Floating Garden Observatory on the 39th floor. From atop the Umeda Osaka spreads out in all directions below. Indeed from the Umeda Osaka is best observed and provides a great vantage point for anyone about to embark on a walking tour of the city.

A flight to Osaka from Tokyo is about 19,000 yen, but the savvy traveler will shop around for a discount—readily available, even at the last minute—and shouldn’t pay more than 13,000 Yen for a one-way flight to Osaka from Tokyo. The flight to Osaka takes about an hour, and usually departs from Tokyo’s smaller—and mainly domestic—Haneda Airport.

So even though Osaka seems to offer few tourists options at first glance, the city’s laid back style and it combination of ancient and modern history and architecture, make it a perfect two or three day getaway from the crowded crush of Tokyo.

Finland, Another Beautiful Place

Category : Places

Finland tourism is on the rise. As word gets out about all that Finland travel has to offer, this relatively quiet European country is beginning to make a lot of noise in the international travel market. Regardless of when you choose to visit Finland, the variety of Finland attractions is sure to please, and though summertime is the peak Finland travel season, you’re bound to have a good time in the spring, fall, and winter as well. There has arguably been no better time to enjoy a Finland vacation, so plan yours today, and see for yourself what Finland is really all about.

From the Finland national parks to the many great museums, there is something for everyone here. Some of the best cathedrals and castles in Finland are also museums, and they are certainly among the top Finland attractions. In Helsinki alone, the Helsinki Cathedral and the Uspenski Cathedral beg a visit, and any trip to Savonlinna is worth it just to see the Olavinlinna Castle. Of course, one can not leave out the attractive city of Turku when considering the Finland castles, as the main one here was the administrative hub of the country when it was under Swedish rule. Finland was part of Sweden from the thirteenth century up until the early 1800s, when Russia assumed control after winning the Finnish War. The Finnish people managed to hold on to their identities and overall culture through both Swedish and Russian rule, and today, Finns are proud of their heritage and their history. Finland declared its independence from Russia in 1917, and today, Finnish citizens enjoy a quality of life that is almost without compare. Old traditions are slowly giving way to modern technology, of which Finland is at the forefront.

Travel in Finland is aided by the efficient and complete Finnish transportation network, which includes planes, buses, boats, and trains. Using these means of transportation, you can visit the Finnish archipelago in the south, explore the vast and scarcely-populated Lapland region in the north, or stop in the central part of the country to enjoy the lakes and rolling, forested hills. Each of these regions offers unique landscapes, and there are enough Finland national parks spread throughout the country to satisfy a number of outdoor sightseeing pursuits. While enjoying the national parks in Lapland, you will arguably see the most wildlife, as this is a land of bears, lemmings, wolves, wolverines, and reindeer. Yes, some 300,000 reindeer can be found in Lapland, and it is also the home to Santa Claus, according to many. Just outside of the Lapland provincial capital of Rovaniemi, Santa Claus Village attracts scores of Finland vacationers, and it’s easily among the top Finland attractions. Anyone traveling with young kids will definitely want to consider a trip to Santa Claus Village, as it is almost priceless to see children’s faces when they meet Jolly St. Nicholas.

The Lapland region is a good place to enjoy another of the top Finland attractions—the Finnish Northern Lights. Best viewed in the winter, when the sun barely rises and an almost complete darkness settles in, the Finnish Northern Lights, or Aurora Borealis, is a phenomenon that many visitors try to include on their Finland vacation itinerary. There are some unique Finland tours that include attempts at seeing the Finnish Northern Lights, and though you are never guaranteed to see them, your chances are pretty good up north. The opportunities to see the Northern Lights on a Finland vacation decrease in the summertime, which as opposed to winter, sees an unusual amount of daylight. In fact, come midsummer, 21 hours of daylight is the norm, so you can enjoy all kinds of outdoor activities long into the night when you enjoy Finland travel in the summer. Teeing it up for a round of Finnish golf at midnight in the summer is a golfing experience that you are not soon to forget.
